Complaints from tenants about their landlord and letting agents are running at an all time high.
Figures from the Property Ombudsman show that in the three months to July, there were a record 1,446 complaints about private lettings - an average of more than 110 a week.
Since summer 2008, there has been a 44% rise in the number of complaints about lettings.
