HMOs and room rates - how much should I charge?

Any landlord that rents out rooms separately will be interested by the research carried out by specialist house share website Spareroom.co.uk.

Spareroom allows homeowners and lodgers to find a room to rent in shared houses, some of which will be technically houses in multiple occupation (HMO).

There latest research on rental room rates indicates some interesting anomolies as well as confirming that London is the most expensive place to rent a single room. For instance who would of thought that Aberdeen at an average weekly rental of £93 would come in ahead of a posh place like Bath with only £82 per week. Belfast is currently the cheapest place to rent a room at £60 per week and the most expensive is East central London at £166 per week. In terms of demand the website rates the areas as follows.

The lowest demand for rooms is currently in the following areas

  4. Kilmarnock
  5. Paisley
  6. Swansea
  7. Wakefield
  8. Walsall

and highest demand

  1. West Central London
