Re-let



Property Sparrow has been quiet for a while. It's partly, of course, because she's been glued to Springwatch. It's all about nests and the comings and goings of the inhabitants. Not unlike Property Sparrow's portfolio.

The re-letting of the flat where she had an eviction back in April has not been completely straightforward. The Lettings Agent had a new tenant lined up within three weeks. His references were good and a date was agreed for him to move in. After months of rent arrears and void repair bills, Property Sparrow began to look forward to seeing some rental income from this flat again.

Then, the day he was due to sign the tenancy agreement, the new tenant suddenly got made redundant and changed his mind.

The flat is now successfully re-let but, statistically speaking, it was a longer than average void period.

Property Sparrow's lesson from this experience, if she ever needs reminding of it is: Don't count your chickens until they are hatched. You'll find the same message on Springwatch.
