I've been like a doctor that smokes. I always advise landlords to serve a section 21 notice at the start of every new tenancy just in case...
But did I?
NO!
Now my new tenants first rent payment has failed to materialise.
This has got me sweating and also kicking myself about not getting them to sign a section 21 notice at the start of the tenancy. Tenants will sign anything you want them to at the beginning of a tenancy to get their hands on your prized buy-to-let property.
Once they've got their grubby little feet under the table. It's a different story.
So landlords let my experience be an example to you all.
Don't put yourself on the defensive. Get your tenants to sign a section 21 notice at the start of the tenancy and that way you will have the option of using the Accelerated Possession Procedure at the end of the Fixed Term Tenancy from the outset and also avoid the potential confusion of getting your section 21 notice dates wrong. Lesson ends.
Get a section 21 notice
