Why landlords don't give a sh.....about your pathetic rules Mr Brown

A problem for law makers, politicians and bureaucrats comes when the people that they are making the laws to control rebel and ignore them. They do this because they don't believe that the laws:

* are relevant to them,

* will be caught if they evade them,

* or are ignorant of their existence.

This can results in what is described in the academic world as a 'democratic deficit'.

In simple terms it is the point when the target group of citizens, in this case landlords no longer give a sh......... about the latest hoop that the bureaucrats and politicians try and get them to jump through.

The most recent evidence of this so called democratic deficit comes in the form of various evidence of non compliance with the governments attempts to regulate the private rented sector. Recent examples of this can be seen by the fact that:

1. It appears that only 50% of HMO property is registered 5 years after the housing act 2004.
2. The DPS estimate that only 62% of private landlords are protecting their deposits despite the introduction of the TDS in 2007
3. The EPC is being increasingly treated with real sceptisism by landlords and tenants according to recent reports by the NLA

Landlords are increasingly getting to the end of their tether with pointless legislation being hoisted on them. All this comes out of a misguided view that private landlords are: bad, evil money grabbing individuals who don't give a sh.........t about their tenants. The inference is that public sector landlords comprising of local authorities, housing associations are perfect and provide exemporary accommodation and service. I know that this is not true.

One hopes that Gordon and his cronies will get their just desert next year when the country goes to the polls.

Lets also hope that the Tories are good to their principles. Come on David 'nail your colours to the mast' and promise landlords that you will set us free from this petty bureaucracy and let private landlords do what they do best. That's providing quality flexible residential accommodation for almost 12% of the countries population at NO cost to the tax payer.
