Quiet times



Working as a landlord is like housework. There is always something you could be doing. There are times when you have a never ending list of things to do, lots of little things that add up to keeping your property up to scratch.

This is particularly true when you are starting out or when you have just bought another property. Property Sparrow remembers waking up in the middle of the night fretting about her list. You think it will never end and that, whatever your circumstances, you will never be able to stop worrying about what could go wrong at your properties.

If there are any new landlords reading these posts, Property Sparrow wants to reassure you that it does ease off. After about six months a whole day will go by and you will not have thought about your property at all. You will be busy with your proper job, you will go out and about, you may even go on holiday. You will have forgotten that you are a landlord. You will sleep soundly. Until something needs repairing or there is a bill to pay, just relax. You will know what to do.

Property Sparrow has had a very quiet week. All of her properties are let, all the rent is paid and she has had no contact from her Lettings Agent. She’s content.

What’s the opposite of running around like a headless chicken? Just sit quietly and enjoy it.

Property Sparrow - thanks for reminding me that it is not all work. When you are busy like when a tenant moves out it seems to be cleaning, sorting out check outs, checkins, EPC, LSC.

Its nice to be reminded that these things pass heralding in calmer times!
