Shepshed ups LTV to 80%

The Shepshed Building Society is the 2nd lender this week to up it's maximum LTV to the 80% mark.

This is a little short of the 85% LTV that was available to lenders during the 'good years' but we are clearly getting there.......slowly.

The Shepshed has only one buy-to-let mortgage currently available a 2 year fixed rate at 6.25%.

For those looking at a more competitive 2 year fix, the Manchester Building Society has launched this week a 5.49% fixed rate with a flat rate fee of £999 but with a maximum LTV of only 70%.

Saffron BS has returned to the buy-to-let mortgage market with a new tracker year and cracking 5 yr fixed rate mortgage.

It also has a very low flat rate application fee of £499.

One downside for this buy-to-let mortgage product is that it's not available for first time buyers.

Bank of China launches 3.88% tracker

Bank of China has launched the cheapest term tracker with a 3.88% buy-to-let tracker mortgage.

The mortgage comes along with a flat rate fee of £1695 up to £150,000 and is available up to 65% LTV.

The mortgage is now available to landlords with a portfolio of up to 10 buy-to-let properties.

One word of warning is that I've heard that Bank of China who have only recently entered the UK mortgage market are not the easiest buy-to-let lender to deal with. Therefore any landlord who deals with them will have to be prepared to jump through hoops and meet all their qualifying criteria if they are to be able to secure a mortgage with this lender.

VARIABLE TRACKER RATE MORTGAGE of 4.00% withdrawn & replaced.

NEW VARIABLE TRACKER RATE MORTGAGE available to direct business in major conurbations in England & Scotland: 3.88% for term, max 65%, fee up to £150K - £1695, over £150K to £500K - £2195, over £500K to £1m - £3195 & over £1m - 0.50% of advance (all tiers except over £1m increased by £900 for expatriates & foreign nationals), BBR + 3.38% for term.

PROPERTY PORTFOLIO now 10 properties up to a maximum of £2m. W.e.f. 24.3.10.

Principality drops leading rate variable tracker to 3.39%

Principality BS has reduced it's market leading buy-to-let mortgage variable tracker rate to 3.39%.

The tracker rate to 31.3.12 has been reduced 0.1% from 3.49% to 3.39%. The fee for this buy-to-let mortgage remains unchanged at 3.5%. Unfortunately the LTV available on this buy-to-let mortgage is on the low side at only 60% so the mortgage would not be suitable for landlords looking to gear up their portfolio.

Moneyfacts has given this buy-to-let mortgage a full 4 stars out of 5 on the basis of it's competitive interest rate. The full range of their revised buy-to-let mortgages are given below:

NEW VARIABLE TRACKER RATE MORTGAGES: 3.39% to 31.3.12, max 60%, fee 3.5% of advance, BBR + 2.89% to 31.3.12; 3.89% to 31.3.12, max 60%, fee 2.5% of advance, BBR + 3.39% to 31.3.12.

FIXED RATE MORTGAGE of 4.69% to 31.3.12 withdrawn & replaced.

NEW FIXED RATE MORTGAGE: 4.59% to 31.3.12, max 60%, fee £999, with incentive for remortgages of free legal fees. W.e.f. 19.2.10.

Landlords looking for refurbishment mortgage should check this out.

Landlords looking for a refurbishment mortgage should check out the new buy-to-let product being offered by Mortgages For Business (MFB).

This buy-to-let mortgages is suitable for experienced investors looking to purchase or refinance a residential investment property that needs a bit of upgrading.

The criteria are:

• Initial loan up to 65% of purchase price or value (whichever is the lower)
• Further funds retained and released post refurbishment up to 70% of end value
• Interest Rate 5% above Base Rate with a 1% loading during the refurbishment phase
• Lender Fee 2.5%
• A Broker Fee will apply (typically 0.5%)

The alternative to a mortgage is for a landlord to use bridging finance although this can be expensive by the time the initial set up fee and high levels of interest are taken into account. If you are looking for more information on development finance have a look at this recent Property Hawk article.

The 3 best fixed rate buy-to-let mortgages

With interest rates and buy-to-let mortgage rates forecast to rise later in the year I've gone in search of the 3 best fixed rate buy-t0-let mortgages deals.

LOWEST PAY RATE 2.99%

The lowest initial pay fixed rate buy-to-let mortgage is offered by The Mortgage Works with a 2.99% fixed until 28/02/11, effectively a 1 year fix.

This buy-to-let loan is available up to 60% LTV.

The arrangement fee for this mortgage is 3,75% with a minimum of £595.

BEST LONG TERM FIX

Whiteaway Laidlaw Bank offer excellent longer term fixed rate buy-to-let mortgages.

This includes a 4.84% 3 year fix as well as a 5.39% 5 year fix.

These products are only available to landlords with up to a maximum of 5 properties with all buy-to-let lenders.

Arrangement fees are 2.75% and 2.5% of the loan respectively. Both buy-to-let mortgages are available up to 70% of the value of the property.

MAX LTV

Landlords looking at maximising their leverage on their buy-to-let loans should have a look at Clydesdale Bank and Yorkshire Bank who offer the only 80% LTV buy-to-let mortgage.

The initial pay rate is 6.99% and is fixed until 30/04/2015.

A landlord is limited to 3 buy-to-let mortgages with these lenders.

Buy-to-let mortgages- Xmas top 3

Here are my top 3 festive buy-to-let mortgages from a selection by Moneyfacts:

1. Best Fixed rate product must go to Whiteaway Laidlaw Bank with their 5.99% 5 year fixed available up to 70% LTV and with an arrangement fee of £999. This is of interest to any landlord who want to make sure they are not caught out if interest rates turn.

2. National Counties BS are currently offering a 5.44% term variable rate. The arrangement fee is a very reasonable £995 but it's only available up to 60% LTV.

3. Principality BS has recently launched a very low 3.69% tracker up to 31/01/12. The downside again is the low LTV, only 60% and the hefty arrangement fee of 3.5%

Principality BS offers 4 star 3.69% tracker buy-to-let mortgage

Principality BS has just released a market leading variable tracker buy-to-let mortgage.

In fact it is offering two new variable tracker rate buy-to-let mortgages that cater for most landlords needs: one has a lower rate and a higher fee, the other has a slightly higher rate with a lower fee.

The lowest rate is priced at 3.69% to 31 January 2012 and has a fee of 3.5% of advance.

It is only available up to 60% loan-to-value, but it is open to first and second time buyers as well as for remortgage.

According to Moneyfacts this buy-to-let mortgage has the lowest rate for its term and the company has therefore given it four out of five stars.

If landlords are looking at purchasing a property in the Lakes then the Cumberland Building Society has just release a new buy-to-let mortgage that could appeal.

Buy-to-let mortgage - latest inc 3.5% fixed rate

It's been a busy old week on the buy-to-let mortgage market this week.

Not only has the Mortgage Works the biggest of the current buy-to-let mortgage lenders revamped their product range.

It turns out that one of the other major lenders Platform has responded with a new range of buy-to-let mortgages at almost 1% below the rate charged on a similar 3 year fixed rate product.

looking for cheap landlord insurance quotes?

It seems that buy-t0-let lenders are waking up to the fact that with house prices stabilising lending money against property on relatively low LTVs is like printing money and profits.

My view is that at less than 6% fixed for 3 years and with a fee of £1495 this type of product could give some landlords who want the piece of mind that they are insulated against a sharp rise in interest rates occurring over the next few years. Admittedly unlikely, but so was all the banks being bust!

FIXED RATE MORTGAGE of 6.89% to 1.12.12 withdrawn w.e.f. 2.10.09.

NEW FIXED RATE MORTGAGES for second time buyers & remortgage only: 5.99% to 1.12.12, max 60%, fee 1495: 6.89% to 1.12.12, max 75% (remtgs 70%), fee 1495, both revert to 5% for term, w.e.f. 5.10.09.

BM mortgages enhances range of buy-to-let trackers

With the Chinese making moves and entering the UK buy-to-let mortgage market this will have hopefully shaken up some of the big UK lenders who have been content to write business with big fat lending margins but nothing else. The prospect of the Chinese muscling in on the lending market with their huge financial resources may well prompt the UK buy-to-let lenders into offering more competitive markets for the fear of being crowded out of their home market.

Landlord insurance
- instant quotes - professional rates

That may well have been the thinking behind the launch of Birmingham Midshires latest range of buy to let mortgages. They have launched this week a 2 year tracker product with a low 4.15% rate, just marginally above the Bank of China's 3.5% lifetime tracker. The downside is the fee at 3% which makes it expensive for larger advances. LTV is only 60% but Birmingham Midshires will lend upto a portfolio of 9 properties. There also offer a 4.7% rate for landlords wanting a higher LTV.

VARIABLE TRACKER RATE MORTGAGE of 4.25% for 2 years withdrawn & replaced. NEW VARIABLE TRACKER RATE: 4.15% for 2 years, max 60%, fee 3% + £275, BBR + 3.65% for 2 years. FIXED RATE MORTGAGES of 7.00% to 1.9.14 & 5.40% to 1.9.12 withdrawn. NEW FIXED RATE MORTGAGES: 5.40% to 1.12.11, max 60%, fee 2.5% + £275; 6.15% to 1.12.12, max 75%, fee 2.5% + £275. END-DATES on all remaining FIXED RATES extended to 1 December. W.e.f. 25.7.09.

The Chinese offer the best buy-to-let mortgage rates

Any landlord who has 'arrived' at their 'middle years' will probably remember the pop ditty by the Vapors proclaiming the arrival of the Japanese as an economic and cultural world force.

Landlord insurance brokers - professional rates - landlord broker directory

Things move on....It's now the Chinese that are coming. A report in the FT at the weekend herald the arrival of the Bank of China into the UK buy-to-let mortgage market.

Their offering is a very competitive 3.5% lifetime tracking buy-to-let mortgage. Max LTV 65%, Application fee of £1495. The buy-to-let mortgage is only available on a repayment basis. Max loan £1m, min £35k, 100% rental cover.

With lending margins in the UK at historically high levels and property prices stabilising, the UK promises rich pickings for lenders. The chinese know this and landlords should expect further buy-to-let mortgage products from the Chinese in the coming months.
