How to fill out a N5B form for possession

Filling out a N5B form for possession of your buy-to-let is not straightforward but also it's completely 'doable' for a landlord with a little bit of spare time.  As with all legal forms it's a matter of not slipping up and getting one of the answers wrong.  This could jeopardise your claim and result in the judge throwing it out with all the associated legal delays.   I've written previously about more experience of filling out a N5B form for possession.

Landlords improved confidence

A new survey out today indicates that landlords are more positive than they were six months ago. The survey from CHL Mortgages reports that landlords are positive about rental demand.

43 percent of landlords surveyed said that it is sufficient to cover mortgage repayments, maintenance and cost. Which I've go to say is hardly a gushing endorsement, I mean if you can't cover your costs ............

The Spending Review

Key Spending Review announcements

Supporting growth, reforming public services and building a fairer society

The Chancellor, George Osborne, has presented the Government’s Spending Review, which fixes spending budgets for each Government department up to 2014-15.

The diagram below shows you a summary of the departmental settlements in 2014-15, the last year of the period covered by the Spending Review

The Spending Review comes at a time when the State is spending significantly more money than it raises in taxation, and is having to meet the gap – called the deficit – by borrowing at record levels. Last year, the Government borrowed one pound in every four that it spent and the UK currently spends £43 billion on debt interest, which is more than it spends on schools in England.

The Government has said that tackling Britain’s record deficit is its top priority and that it is necessary to secure sustainable economic growth. The consequences of not acting could be serious: higher interest rates, business failures and rising unemployment.

The Spending Review sets out spending plans for the four years until 2014-15. The scale of the deficit has required the Government to make tough choices about how taxpayers’ money is allocated. This chart shows government receipts and expenditure up to 2015-16

In its approach to these choices, the Government has prioritised:

  • spending that promotes long-term growth, and creating the conditions for a private sector-led recovery and
  • fairness, with all sections of society contributing to tacking the deficit, whilst protecting the most vulnerable and providing opportunity for the poorest.

This is underpinned by a radical programme of public service reform, improving transparency and accountability, giving more power and responsibility to citizens and enabling sustainable long term improvements in services.

The Spending Review also delivers the Government’s specific commitments set out in the Coalition Agreement to:

  • increase NHS spending in real terms in each year of this Parliament;
  • spend 0.7 per cent of Gross National Income on overseas aid by 2013 and
  • restore the earnings link for the basic state pension from 2011, as part of the triple guarantee of using earnings, prices or 2.5 per cent, whichever is highest, from April 2011.

In the run-up to the Spending Review, the Government engaged widely. It invited experts, public sector workers and members of the public to contribute their ideas to shape the way government works and to deliver better value for taxpayers’ money. New Flyde Landlords Forum starts off in Blackpool


Blackpool landlords are invited to a new landlord forum organised by Flyde Borough Council.

The new landlord forum is to have its first meeting at 5.30pm on the 4th of March in the council chamber at Blackpool Town Hall.

The Flyde Coast Landlords’ Forum hopes to become a opportunity for local landlords to share their ideas and knowledge on renting property.

One of the first things on the agenda will be to look to establish a new accreditation scheme for local landlords.

Oxford Landlord Accreditation Scheme Crumbles

Landlord accreditation schemes just keep failing.

God bless the Government and Local Councils for their complete lack of common sense and any true grasp of reality.

If only things would work as they imagined, during those hours of speculation, discussion and tea and biscuits, the consultants and those time serving (let's pretend I have a lot to do, with all these meetings about meetings,) public sector managers.

This time it's Oxford councils turn to trumpet their new Landlord Accreditation Scheme which looks to change the face of renting in the area.

.....Sorry, just choked on my rich tea, .... carry on.

The new Oxford Landlord Accreditation Scheme, is apparently a list of the city’s best landlords, it started last month by Oxford City Council.

The schemes concept was a website with a list of approved landlords.

Here's where it falls down (as usual!!), landlords will be accepted on a self-certification basis, and, according to the council guidelines, only a number of applicants will be inspected.

A local letting agent commented that “The council is making promises to tenants that are a sham......... nobody is going to check any of this. The council has already confirmed it is not going to inspect all the properties so I just don’t get it."

“Where then is the benefit in being accredited?”

Can I have that last Hobnob? ...... OK, let's schedule in the next meeting, and shall we try getting some cake next time?

Gosport Borough Council Landlords Forum

Gosport Borough Council's landlords' forum is taking place tomorrow at the Chapel, St George's Barracks, from 4pm to 7pm.

Any landlords who wish to go need to call the council on (023) 9256 5511 or email psh@gosport.gov.uk, to enable them to judge the quantity of biscuits required.

Redditch Council landlord forum

REDDITCH Council is inviting private sector landlords to join its Landlords’ Forum.

The next forum takes place on Tuesday, October 27 at the town hall in Walter Stranz Square between 4-6pm.

Attending the event will be representatives from National Landlords’ Association, Redditch Nightstop, Act on Energy and Redditch Council.

A number of issues will be up for discussion including new grants for landlords to improve the energy efficiency of their properties, floating support for private tenants, the Midland Landlord Accreditation Scheme, the crime prevention initiative SmartWater and an update on housing benefit.
