Renters face post Christmas money worries

'Research' from Shelter guess-timates that nearly 60% of households are struggling to meet their January housing costs after the christmas blow out. 

The charity believes that one in nine of the population ( which equates to 3 million UK households by their reckoning) are fearful as to whether they will  be able to afford January’s rent or mortgage repayments.

Shelter report a spike in the visits to their websites help pages on advice for eviction and repossession  advice, saying

“Many people have spent a long time thinking they have nowhere to turn and are often close to breaking point by the time they come to us. If you’re in this situation, it’s so important to remember you’re not alone and that help is available.” 

Croydon Council's license consultation

In reaction to Enfield Council's failure in the courts to push forward with a mandatory landlord license due to a lack of consultation, Croydon Council have now announced a further ten week consultation period on their proposals for their own borough wide licensing scheme.

Croydon Council had wanted to introduce a borough wide mandatory landlord licence, charging £750 per property over five years, but following the High Court decision in the Regas case have decided to take the consultation period through to March.

Their blanket licensing would cover the entire boroughs estimated 30,000 private rental properties.

The Conservative MP for Croydon Central, Gavin Barwell is leading a campaign against the scheme commented 

"While it is welcome that the council has retreated on the level of fee it plans to charge, the consultation process has revealed there is absolutely no evidence to support the introduction of a borough-wide scheme. Doing so will simply result in higher rents for law-abiding tenants, while the rogue landlords the council claims it is targeting simply won’t pay.”

Brent Councils Mandatory Licensing Scheme

From the start of 2015 all private rented properties in the wards of Harlesden, Wembley Central and Willesden Green will require a licence.

Brent Council are charging owners of any privately-rented property in the borough £340 for the five-year selective licence, or £540 for Houses in Multiple Occupation (see a full list of Brent Council landlord licence fees).

The licence charge is per property

Landlords and letting agents who fail to get a licence will face an additional £300 levy and possible prosecution with a maximum fine of £20,000.

Cllr Margaret McLennan, Brent Council’s lead member for housing, said: 

“Licensing private sector landlords will help drive up standards in the private sector and is part of our aim to create more good, affordable housing for local people and a thriving economy.

“We want to work with good landlords and drive out the minority of bad landlords.

“Reputable landlords will benefit from the changes as having a license will show tenants and prospective tenants that their properties are of a good standard.”

Landlords taxing start to the year

Landlords have woken up after their New Year festivities with the sobering thoughts of their impending deadline for their self assessment tax return. Don't panic...there is still time. The deadline is the 31st of January.  I confess I've not even started mine yet.  I'm hoping a short cruise break in Central America will fire me up for the taxing task.
