The Government have a helpful "How To Rent" booklet. It is frequently updated, so their advice is to search online for

The booklet is published by the Department for Communities and Local Government, and is written "for people who are about to rent a house or flat".
There were changes in October 2015, so we have a copy of
the booklet in case the Government's web server is down.
