We are about to set sail on another re-vamp of the Property Manager, our free property management software - let's call it version 4.
So, if there are things you want adding, improving, or changing in Property Manager 3.0, let us know now.
We already have a list of user feedback that we will be working through, but we welcome any other bright ideas.

Hi On the whole the Property Hawk software is good. However the steps for obtaining forms seems a little long winded, i.e. having to go to a separate forms page before downloading a tenancy agreement. It would be good to look at reducing some of the steps required to get to this point.
ReplyDeleteAlso in the contracts can you add a facility to put a 6 month break out clause in it. I am asked for this constantly in London.
the software is pretty good but would it be possible to add a bank reconciliation function
ReplyDeleteA proper rental balance sheet as required by Rent Guarantee Insurance would be nice.
ReplyDeleteTo clearly see at this date, x amount was due, and y amount was paid leaving z amount outstanding.
Also a well a clear way of dealing with rental payments which are not on schedule, and may include catch up payments.
e.g. Tenant can't pay this month, but overpays £50 per month in future months to catch up. Or a tentnat that pays two months rent in one go. How should these payments be entered. Last time I tried it was very tedious having to assign individual payments to individual months. Also it seemed to not cope with overpayments and tell me rent was due for the month as the amounts didn't match.
This is the main reason I stopped using it.
In the bar chart on the home page that show the rents received etc it would be nice to click on the bar to see the breakdown of the rent from the properties - who has payed and who is outstanding. This would be displayed in a window to the right hand side of the bar graph.

ReplyDeleteAs mentioned above, the under/overpayments can be a problem. If the exact amount due is not paid within the month then it shows as an ORP. Could I suggest the option of cumulative figures rather than month-by-month - for example, if rent is £500pcm and the tenant has so far paid £5200 in random amounts, then months 1-10 should be shown as 'paid', and month 11 is an ORP (until another £300 is paid).
ReplyDeleteFull Rent Edit - it would be useful to have a shortish (30 characters?) 'Notes' field next to each individual payment. Useful for recording, for example, "Paid by T's parents" or "Feb rent paid in advance", etc. Would need to be included on Tenancy Report and Closing Statement.
Addresses (on Home page) - would be useful to allow user to rearrange the order, and save the changes. Currently they display in the order they were entered.
Also on Home page, the Rents Received & Outstanding graph - if you hover over each bar, amount should be rounded to 2 decimal places (currently varies between 0 and about 18!)
Notes - would be useful to include optional Address drop-down (as Tasks currently does).
Tasks - would be nice to change the grid layout so that each task is separated more distinctly, eg a thicker line or space between the tasks. Currently, on a long list of tasks, it's not always clear what task/notes/address belong together. Also an option to sort tasks by date would be useful.
