Inside the M25 that was 6.82% whilst outside the M25 sales hit a stonking 13.3% yield.
Who says there is not value out there in the residential investment market. Mind you one problem. You need to be able to access finance.

Mortgage Search - Bridging Finance available
This is a false picture. I was at the auction and in some cases the properties had short leases (for example one in Southampton on a 19 year lease) and so sold at a lower price than they would have done with say a 100 year lease, so making the yield look attractive. Others were flats with a service charge that would have to be deducted before deriving the net yield.
ReplyDeleteLooking again at the Allsop catalogue, there were 2 flats in Oxford sold with 20 year leases and 2 houses in Oxford sold with 46 year leases, again sold a lower prices than had the leases been say 100 years and making the yields look very attractive.
