Private sector vs public sector rental property

I was watching Tower Block of Commons on Monday night. Fascinating to see how a handful of MPs dealt with living in high rise public sector housing estates and trying to get along with their residents.

One thing that struck me was the squalid living conditions that some of the tenants were living in. So what happens to the landlords providing this appalling rental accommodation?

NOTHING! WHY?

Because they are all run by local authorities and part of the public sector, so these landlords get away with murder. No landlords licence, no HMO regulations, no reviews or penal action by the Government on these landlords.

Just as in the case of the Local Housing Allowance (LHA), there appears to be one rule for the public sector landlords and another set of rules for private landlords.

Surely that ain't right?

  1. Do you know how private landlords set their rents? Just by observing the market? Or are there formulas? Estate agents might know this? Many thanks.
