Property Sparrow had been worried about her vacant studio flat in SE25. The longest void period she has ever experienced - 8 weeks.
Her Lettings Agent had recommended advertising it at £550, £100 more per month than the previous tenant had been paying.
Property Sparrow was just starting to think that this was a mistake when the lovely Mark offered £525 per month. He moved in on Saturday and all is well.
Are rents going up or down? Property Sparrow is not sure: she thinks it depends where you are, what time of year it is and what you have got on offer. All she knows for certain is that A BIRD IN THE HAND IS WORTH TWO IN THE BUSH.
She is £75 per month better off. Well, she will be soon.

A void will tend to always hurt a landlord more than a reduction in a rent. Especially on rental property that attracts young single professionals or young couples where the tenancy often may only last 12-24 months.
