Welsh landlords will have to wait for boiler scrappage scheme

Welsh landlords will have to continue their wait before finding out whether they will be able to benefit from a boiler scrappage scheme.

England has recently launched the £50 million government boiler scrappage scheme that aims to help owners replace old and inefficient boilers with environmentally-friendly ones.

Welsh landlords will have to wait for weeks if not months to see if the Welsh Assembly Government decides to use the £4 million it received from the British government to help improve efficiency in residential boilers.

Yippee - i've got my tax return done!

Yippee!

I've finished my tax return this year and it feels so good! It's a record for me. I've got a full 2 weeks before the deadline of the 31st of January.

I've obviously been following my own advice about how to save tax on your rental business.

I'm still basking in the afterglow of all those rental losses in previous years but after a bumper year of rental profits me think that this will be the last year I can carry forward my rental losses.

Next year Gordon or could it be David will be clawing at my meagre landlord earnings in an attempt to shore up the balance sheet of UK plc!

BTL MORTGAGE PRODUCT PICK

Well, there are so many choices this week, I can hardly contain myself. Still - here's just two from our good friends at BM Solutions and an aggressive new rate from Coventry/Godiva:

BM Solutions
Interest rate: 4.60%
LTV: 75%
Product Detail: 2 year tracker
Arrangement Fee: 2.75%
Early Redemption Penalties: 3% for 2 years.
Our thoughts: A reduced 2 year tracker rate from BM. Nice.

And this in particular is one to watch - out Friday.

Godiva
Interest rate: 4.75%
LTV: 70%
Product Detail: Variable rate
Free valuation
Arrangement Fee: £250 upfront: £800 added to the loan
Early Redemption Penalties: None
Our thoughts: Great for high valuation properties; also gives you the flexibility to sell without early redemption penalties. Superb then, for a quick buy to sell.

Private rented sector can't get enough of the regulations

Apparently there are 50 Acts of Parliament and 70 sets of regulations that govern the private rented sector.

But I'm sure this Government will want to increase these numbers.

You can never have enough regulation. Can you?

Internet bad for your career

Any body who regularly uses the internet would probably say that it is a useful tool allowing for instance landlords to manage their property portfolios online with property management software such as Property Manager 2.0.

However, there are dangers and temptations lurking on the online world. One estate agency manager who recently succumbed to the darkside of the internet has recently lost his appeal against dismissal from his £50,000 a year job for viewing hours of porn and gambling.
