LESSON 8 - Maintenance issues....

One of the biggest problems in letting a property is the on going maintenance issues.

I’m afraid these are just a fact of life of letting out property.

You can employ a letting agent on a full management agreement but that is likely to set you back between 10-17% of your gross rent. Even where you do employ a letting agent to manage your property the chances are you will be involved in deciding on the course of action to take and the employment of contractors.

One of the most common on going maintenance issues relates to damp and condensation in buy-to-let properties.

The other is a the failure of the boiler. It is possible to insure yourself against boiler failure but the jurys out on whether this a cost effective way of tackling the problem. You may be better off replacing your boiler all together with a new environmentally more efficient variety and thereby currently benefiting from the £400 boiler scrappage allowance being provided by the government.
