Landlords Checklist for Cannabis Growing Tenants

Landlords need to take notice of the fact that cannabis growing has become one of the few British agricultural success stories.

Reports say that 90% of the cannabis on the streets of the UK was grown in this country.

The rise of the newly indigenous crop has lead to many unfortunate landlords properties been turned into a scene straight out of the classic seventies sci-fi film, 'Silent Running' .

With specialist lighting, watering systems and other modifications completely destroying some landlords properties, leaving landlords with bills of £20,000 + to put the property right.

Gwent police have put together things for landlords to watch out for to help them identify if their rental property has been turned into a 'drugs factory'.

Landlords should look out for the following -

  • tenants who seem to have a collection of chemistry equipment when moving in.
  • blacked out windows at the rental property.
  • powerful lights left on for long periods of time,
  • sudden jump or fall in electricity bills.
  • tenants wanting to put deadbolts or alarms on interior doors.
  • strange smells.

Landlords should be warned that insurance companies that can prove a landlords lack of vigilance of their rental properties have refused to pay out on the damages caused by these cannabis farmers.

Other things to watch out for is tenants who offer to pay rent up front for 6 month periods in cash.

Hi, interesting indeed and i am keen to understand further what can be done to ensure insurers payout. I have recently had this happen to me and the insurance company is refusing to payout given they deem this "malicious damaged caused by the tenant" which is not coverd!!! Any help would be much welcomed. K
